Building facts — Wi-Fi codes, elevator and sprinkler vendors, fire alarm, insurance, owner, lockbox and key locations — live in a spreadsheet and in people's heads.
Nothing is searchable from a phone, so every small question becomes a phone call, a text, or a guess.
When a vendor was last on site is nobody's record, so the answer is whoever happens to remember.

Fixed-price builds at AI-assisted speed — one price per build (the upper bound), and the signed price is final. The next slides walk each build; pricing options follow.
One app on every field manager's phone, and on the office's screens, with a single search box over the whole portfolio. Type a name, a unit, an address, or the name of a vendor and the record comes straight up with the contact details on it. Every contact attached to a building is searchable — the tenants in it, the owner of it, and the vendors who service it — so reaching the elevator company does not mean knowing which building to look under first. Twice a day the app pulls every tenant, contact and unit out of Rent Manager into its own secure database, so nothing is re-typed and nothing drifts out of step with the back office. It installs to the home screen like a normal app, works on any phone, and needs no app store. Every user has their own login.

Every building's facts in one structured record: Wi-Fi code, PLP and its condition, the Con Edison and National Grid accounts, who services the elevator and when they were last on site, sprinklers, fire alarm, who holds the insurance, who owns the building, how entry to the door is made, who rents the parking, lockbox information and where the keys are. The office enters each building once through a simple form, and from that point everyone in the field has it. The field list is the one Residents Living defines, and the building list shows at a glance which records are still incomplete. Entering each building's facts for the first time is Residents Living's own one-time task: the app provides the form, and the office fills it once.

Rather than search, a field manager can simply ask: "What's the Wi-Fi code here?" "Who services this elevator, and when were they last in?" "What's the balance on 1050 2A?" The assistant answers in plain language from Residents Living's own database. It is deliberately bounded — it answers only from that data, and when something has not been entered it says so rather than guessing. Because the sync runs on a schedule, records reflect the most recent sync rather than the current second, which for contact details and building facts is exactly what field work needs.

Invoices are net-15 and sum exactly to the $7,700 recommended scope. Under the subscription option, the setup payment is due at kickoff in place of this schedule.

Subscription: the build price carries a 30% service charge covering hosting, monitoring, and support — billed as 25% setup on signing plus a flat ongoing monthly. Bug fixes, troubleshooting, and a small monthly allowance of tweaks are always included. No fixed term; cancel anytime.
These third-party service costs are billed exactly at the provider's charge — no markup. Items marked volume-dependent scale with usage.

Future automations worth scoping once the builds above are live. Indicative only — expressly outside the signed scope, never on the acceptance checklist.
A unit turning vacant reaches the field manager as a walkthrough task the same day, and a building missing a fire-alarm or elevator contract raises itself with the office instead of waiting to be noticed.
